Facilities Manager- HVAC

The primary function of the HVAC Facility Manager is to act as the representative of HIP in the management of planning, design and construction phases of new HVAC construction, renovation and major plant maintenance projects.

 

Job Responsibilities:

Manage the design and development phase of assigned projects through regular meetings with

consultants, contractors and medical group representatives to insure that planned additions or

changes to facilities meet the needs of HIP and the medical groups.

Respond to HVAC daily service calls and be able to address issues based on the data available

through the computerized Energy Management System.

 Evaluate the need for outside consulting services (i.e. mechanical contractors, engineers, etc.),

develop specifications and schedules for work to be performed by consultants, evaluate bids

received, and make recommendations to the Assistant Director, Facilities Operations regarding

  acceptance to consultant bids.

Plan and schedule HVAC-related construction activities to provide for orderly and expeditious

  completion of projects with minimum disruption to medical group services.

  Supervise preparation of HVAC-related construction bid documents, insure compliance with the

  specifications of contracts and work orders through site inspections and other techniques

  as needed, and approve payments for work performed.

  Prepare periodic reports on progress of assigned projects.

 

  Job Requirements:

Management skills sufficient to coordinate the efforts of consultants and

Contractors in the design, development and construction of phases assigned projects.

Knowledge of HVAC, equipment, systems, engineering and construction

sufficient to evaluate needs for outside consultants, develop specifications for construction bid

documents, prepare Change Orders and work orders, evaluate bids, and insure that contractors

and consultants comply with the terms and specifications for their contractors.

Knowledge of trouble analysis relative to refrigeration and air conditioning systems, including electric, pneumatic, direct dial control system and fire protection systems.

Knowledge of periodic service maintenance and operation programs of all HVAC equipment,

including but not limited to:  water-cooled and air-cooled packaged chillers, cooling towers, plate

frame heat exchangers, combination electric cooling/gas heating rooftop packaged units, air

cooled split systems, water-cooled packaged units and chilled water pumps.

Planning skills sufficient to plan and schedule construction activities and act as HIP?s

representative in the design and development of assigned projects.

Communication and interpersonal skills sufficient to develop and maintain effective working

relationships with medical group directors and administrators, consultants and contractors.

Knowledge of HVAC-related consultant and construction contracts sufficient to prepare and/or

supervise the preparation of such documents, and to evaluate bids received. 



  Completion of a professional BSME degree (5+ years in a recognized, accredited program) in 

  engineering.

  3-5 years experience in the HVAC-related design and construction field which includes project

  management experience.
