RESPONSIBILITY LEVEL:  Safely performs building operations and maintenance activities including preventive, predictive, proactive, corrective, repair and general maintenance in 7x24 critical data center environment.  Operates and maintains critical systems such as HVAC, uninterruptible power supplies (UPS), generators, batteries, switchgear, life safety, building management systems and utility systems.  Applicants must be available for various rotating shifts, weekends, holidays, overtime, and perform 24 hour on call service as assigned.

 

DUTIES:

1. Operate and maintain site critical mechanical and electrical systems that supply the facility with heat, utility and conditioned power, ventilation, air conditioning and other environmental and critical systems using diagrams, sketches, operating manuals, manufacturer’s specifications, and JCI maintenance strategies.

2. Control and monitor building operations and maintain the facility Building Management System (BMS).

3. Perform maintenance and operation duties on mechanical and electrical systems and equipment to include but not limited to, such items as chillers, generators, transformers, cooling towers, package units, split systems, commercial kitchen equipment, fans, pumps, electrical, pneumatic and electronic controls, plumbing and fire and life safety systems.

4. Disable and rearm fire alarm panels when required.

5. Inspect and adjust electrical and mechanical equipment and systems, perform specific preventive maintenance service as well as general maintenance functions.

6. Make periodic inspections of all mechanical and electrical systems using equipment operating logs and custom monitoring equipment/systems.

7. Proficiently uses test equipment and devices pertinent to building operating systems and analyzing test results.

8. Record and report all faults, deficiencies, and other unusual occurrences. Respond to emergency situations and perform tasks necessary for the protection of occupants and property.

9. Respond to Facility Service Requests as they are initiated.

10. Provide direct oversight to Vendors and Contractors working onsite.

11. Must be a team player committed to working in a quality environment.

12. Perform other miscellaneous job related duties as requested and assigned.



SKILLS/QUALIFICATIONS: 


1.  High school education, with strong electrical and mechanical background required. 


2.  Five years experience in maintenance of facilities with thorough understanding of electrical systems, controls, chiller, generator, life/safety systems, and HVAC systems.


3.  Ability to work and communicate with tenants and facility management personnel.


4.  Ability to organize and prioritize workload with minimal supervision. 


5.  Requires work in restrictive spaces and on ladders and lift equipment over six feet from ground. 


6.  Lifting and physical exertion required. 


7.  Must conform to all city, state, and federal license and certification requirements. 


8.  EPA Universal certification desired. 


9.  Must be fluent in written and spoken English.
