Position Title: Sr. Maintenance Technician
Department: Plantation Beach Club @ Indian River Plantation
Report To: Resort Manager
POSITION PURPOSE
Coordinates and performs specialized project tasks or assignments of a more complex nature involving the maintenance of equipment, building and grounds. Maintenance disciplines include: electrical, electronic, mechanical, computer controls, plumbing, carpentry, lawn and landscaping, and HVAC.
Dependent on Resort size and building/units complexity, this position may also be responsible for the general supervision of lower level employees as part of their normal day to day responsibilities. Supervisory duties will be to assist the Resort Manager in the overall management and planning of this function.
EXAMPLES OF DUTIES
Essential Functions:
? Performs of specialized maintenance tasks or assignments of a more complex nature involving the maintenance for all the facilities, units and amenities of the property according to HGVC standards. This includes planning procedures, installing and repairing equipment, building, grounds, etc.
? Diagnoses problems, disassembles, determines extent of repairs necessary, estimates labor time, requisition or make up repair parts, assembles, tests and adjusts.
? Determines oiling and greasing schedules and assists in the preparation of other preventive programs.
? Maintains accurate records and logs of all equipment in the facilities in compliance with all local, state and federal regulations.
? Prepares and provides Management all necessary and related maintenance reports.
? Inspects units on a regular basis to ensure they meet HGVC maintenance standards.

? Coordinates efforts with housekeeping, when required, to ensure that owners/guests needs have been met.
? Maintains effective communication and interaction with all departments of the property, ensuring Management is aware of any unresolved problems or issues, and any upcoming potential problem areas.
? Assists on all guest activities as required by management.
? Carries out a reasonable request by management of which the associate is capable of performing.
Supervisory Functions:
? Assists Resort Manager in creating and supervising a comprehensive preventive maintenance program for all units and facilities of the property.
? Assists the Resort Manager with maintaining and supervising a comprehensive control program for any or all of the following sub-contracted services: landscape, elevators, fire system, pool maintenance, etc.
? Assists Resort Manager in performing all administrative duties for the department including but not limited to: budget control, scheduling, hiring and firing, counseling, performance appraisals, etc.
? Instructs/trains and directs all Maintenance staff in area of discipline responsibility.
? Ensures all lock systems and radio communication systems are operating in a good working condition.
? Purchases necessary parts/materials and making sure adequate stock is always available.
? Promotes safety awareness among all members of the department, adhering to resort and legislative procedures and regulations.
? Coordinates and schedules any special projects with all necessary parties, at the request of the Resort Manager.
? Carries out a reasonable request by management of which the associate is capable of performing.
QUALIFICATION STANDARDS
? High school diploma.
? Minimum of three to five years general maintenance experience, of which at least two years are at a senior level, involving specialized tasks and assignments of a more complex nature.
? Possesses a broad working knowledge of maintenance practices and procedures for the planning and completion of complex assignments.
? Possesses effective written and verbal communication skills.
? Must be able to work in hot, humid weather conditions.
? Must be able to carry 60 lbs of weight.
Must be within 50 miles of Plantation Beach Club
