Searcher/Examiner Responsibilities Examine titles of minimum complexity to determine status of title or establish chain of title

Abstract and analyze deeds, deeds of trust/mortgages, easements, judgments, tax assessments, mineral reservations, and other applicable instruments

Compile preliminary reports (commitments) from searched data

Respond to legal title requests from customers

Review unrecorded documents, ensuring fees are correct and documents are properly recorded

Locate, compile, and post information from public records to company documents

Research and examine court opinions and case abstracts for underwriting consideration

Minimum Qualifications


Basic knowledge of legal documents affecting title to real property and methods by which they are recorded

Knowledge of local filing requirements, recording fees, and abstracting procedures

Knowledge of surveys and plotting metes and bounds

Ability to operate a personal computer and use Microsoft Office software and Internet Explorer

Ability to perform basic mathematical calculations and tasks requiring detail, concentration, and accuracy

Ability to lift up to 15 pounds

Ability to communicate professionally, both verbally and in writing

Ability to work independently

High school diploma or equivalent

Valid motor vehicle driver's license

Preferred Qualifications


Bachelor's degree

Knowledge of title software
