Analyst, Lease Management

132235 This position will administer a portfolio of leases and is responsible for the accurate processing of lease obligations including the abstraction of lease financial information, critical dates and issues, and contacts; the review and reconciliation of invoices and the processing of payments in compliance to procedures, best practices, accounting and audit rules; processing Estoppels, bonds and letters of credit and other lease related documents; and communicating with internal and external customers on lease related issues, building/maintaining positive, collaborative relationships.

Primary Duties and Responsibilities:

Review and perform desktop audit on all lease related financial obligations for accuracy and compliance and timely payment of same.
Abstract and Audit lease financial information and critical dates and issues in REM for accuracy and consistency
Backup Property Manager on review and approval of check run interfaces, coding allocations and check requests.
Provide training and guidance on reconciliations, lease interpretation and dispute resolution to more junior team members.
Work with Property Manager to resolve landlord and tenant defaults.
Work with Property Manager on renewal process; provide key financial analysis, including internal market comparisons.
Approve check run interfaces.
Review coding allocation changes and check requests.
Act as project lead on special projects.

Interpretating lease language
Reconciliations and audits
Managing their portfolio

Position Requirements:

Excellent working knowledge of real estate lease documentation, lease administration and accounting principles.
Strong understanding of the financial related lease clauses and ability to interpret and provide recommendations.
Excellent knowledge of industry standards as they pertain to occupancy and additional costs due under the Lease.
Ability to identify problematic lease language and/or areas of opportunity specifically around tenants financial obligations and work with internal customers for remedy and negotiate resolution with Landlord.
Proven ability to interpret lease language specifically around tenants financial obligations.
Excellent analytical and problem solving skills.
Proven expertise in real estate lease abstraction, expense reconciliations and capture of savings.
Excellent verbal and written communication and customer service skills.
Ability to work independently on several tasks concurrently.
Strong understanding of the Basic rules and requirements of FASB 13 requirements as it relates to straight lining and proper accounting.

Education & Experience:

Bachelor's Degree or equivalent experience
4+ years in commercial real estate lease administration or related business
Strong experience in Microsoft Word, Excell spreadsheets and with a lease management (or other relational) database
