PRINCIPAL DUTIES AND RESPONSIBILITIES:



Primary responsibility for real estate legal services to one or more Target new store teams, including negotiating the following types of documents, advising clients, and closing Target new store transactions:


Purchase and sale agreements;


Leases (ground leases, building leases and retail space and office leases);


Reciprocal easement agreements (and amendments);


Site work agreements;


Development agreements; and


Review and negotiation of title insurance commitments and policies; review of title documents and surveys



Playing a key role in significant special projects involving real estate such as mergers and acquisitions and multi-site acquisitions and dispositions


Participate in the Target real estate legal team including regularly scheduled meetings and responsibility for revising form documents


Supervises support staff with potential to supervise additional team members



REPORTING/WORK RELATIONSHIPS


Reports to Vice President, Law (Real Estate)






JOB REQUIREMENTS


Minimum: 8 years of real estate legal experience handling a variety of transactions including sales, acquisitions, reciprocal easement agreements, leases, property development and significant multiple site acquisitions and dispositions. Strong communication, partnership and project organizational skills.

Preferred: emphasis on retail/shopping center transactions.
