Building Maintenance Spec

Job Summary Interior / Exterior Building Maintenance
?Perform and/or assist with execution of interior and exterior building maintenance, repairs and installation relating to roofs, doors, ceilings, floors, glass, walls, office furniture, laboratory casework, fixtures, shelving, racking, shades, artwork, windows, handrails, painting, concrete, masonry, stone, curbing, roads, etc. Cubical installation and rework a plus.
?Requires finish quality carpentry skills, inclusive of demo, framing, casework, and finish work. General working knowledge of commercial building Mechanical, Electrical, Plumbing systems. Required use of hand and power tools.
?Responsible for emergency roof repairs.
?Must have the ability to analyze and dissect work to be performed. Provide solutions/alternatives to task, jobs or small projects. Develop work plan, source and order all necessary materials.
?Good personal communication skills as well as basic computer literacy re required. Communicate job status in timely manner to customers.
?Assist with 3rd party vendor coordination with other contracted site services such as pest control, snow removal, landscaping, storm water system, retention pond, roads, side walks, parking lots, garage, vehicle maintenance, cleaning, etc.
?Oversees snow removal activities. Ensures all snow removal equipment is maintained and that snow operations are performed as contracted and in a safe manner. Team member for snow removal.
?Ensure work is performed as planned and services are delivered safely.
?Obtain safe work permits for all projects and coordinate any required safety training necessary for contractors with SHE department.
?Will be required to perform job duties with limited instructions and supervision. Safe and clean work habits are required.
?Will be required to lift, pull, or carry items of weight and size commensurate with job requirements.
?Coordinate work load with AZ Engineering and AZ Lab Technicians to ensure optimal performance of all labs.
?Perform similar duties in connection with job assignment as required.

Administrative Support
?Work from diagrams, drawings, equipment specifications and verbal instructions in order to properly layout various job assignments.
?Schedule, distribute and follow-up work orders and preventive maintenance procedures to ensure that all work is performed and completed in an efficient and timely manner. Selected candidate will document daily work performed using AZ work order system (mySAP).
?Maintain daily records of all work orders and materials.
?Assist with the purchasing of building materials, equipment, repair parts and other supplies used in the operation including maintaining spare part inventories and records where materials were used.


Responsibilities

?10 years experience of managing in a construction environment or commercial/industrial experience working in a similar role.
?Expertise in the installation, maintenance and repair of architectural finishes, roofs, walls, flooring etc.
?Demonstrated analytical and troubleshooting skills, excellent safe work habits.
?Organized work environment skills and good understanding of documentation requirements.
?Ability to work extended hours. This may occasionally include weekends and holidays to meet required project(s) schedule and workload. Site is a 24 hours/7days a week operation.
?Must be able to be on call and carry a cell phone to respond to facility emergencies.
?Computer skills required - Microsoft Office and Outlook.
?Strong oral and written communication skills.
?Employee must possess a valid drivers license.


Preferred Background
?15 years experience of managing in a construction environment or commercial/industrial experience working in a similar role.
?Bachelors Degree ? Architecture, Interior Design or Construction Management
?Experience within Pharmaceutical and/or Biotech Environments
?Project Planning
?Supervisor of Construction
?Experience with Design Build
?Exposure to OSHA requirements
?Knowledge of Commercial Building Codes
?Massachusetts Builders License
?Certification training for staging, forklifts and scissor lifts.
