Property Manager
Property Manager for low income housing development on Long island. Responsible for rent collections, coordination, leases, etc., with guidelines established by Section 8 and other funding sources or rental subsidy programs as appropriate.
Essential Duties: Cost Containment - coord. and monitoring property repairs and maintenance using timely and cost-effective processes; supervising building and maintenance personnel, renovations, purchase of materials, unit and building inspections, inventory control; preventing loss of income as a result of vacancy loss, lost rental payments, damages or improper, inadequate or unnecessarily expensive maintenance costs; insuring that all units are available for occupancy in a timely fashion; scheduling preventive maintenance; working with appropriate authorities regarding insurance claims against org. due to property issues; developing lower-cost solutions through hiring personnel, selection and use of contractors/vendors and other cost-saving measures; selecting and supervising special contractors, insuring no preference given to any contractor or vendor; supervising all areas of construction and rehabilitation - bidding, monitoring, cost containment, approval of work and change orders, draw downs, inspection and approval for payment of all work completed; enforcing procedures for maintaining House Quality Standards of safe, decent and sanitary units for residents; enforcing non-discrimination and eligibility requirements; monitoring the delivery of services to residents of org. units regarding repair/maintenance issues.
