Job Title & Summary Associate Title ? Community Manager

The Community Manager will secure, direct and train the staff at one of our prestigious apartment communities, located in the West's most sought-after places to live. Our Community Managers prepare and provide all operational and financial data, budgets and reports necessary for the success of the community. The person chosen for this position will have proven their management skills in both the administrative and leadership role.

Essential Job Functions Manage, direct and coordinate efforts of staff, hire, schedule, train, promote, counsel, and discipline associates. Develop operational and financial data for analysis with Regional Manager Develop yearly operating budgets. Develop and implement marketing plan and leasing plan for community. Shop competition and have knowledge of the demographics of the community?s market area. Conduct Market Surveys. Prepare Market Rent Pricing report on a bi-monthly basis for Regional Manager and Divisional Manager. Participate in Regional Managers meetings and BRE training classes as required. Coordinate Community?s Resident operations. Review and approve or deny rental applications and lease renewals. Train, direct and supervise on-site associates in all leasing paperwork and techniques. Responsible for collection of rents. Schedule resident move-in and move-out schedules. Oversee the day-to-day financial, marketing and administrative operations of the community. Manage and insure the timely an accurate processing of all renewals. Monitor daily income and expenses. Responsible for petty cash. Oversee upkeep of physical aspects of the community. Visually inspect grounds, buildings, and apartment units on a regular basis. Monitor and approve capital expenditures, maintenance expense and completed service requests. Approve vendors, work of contractors, landscapers, etc. Other tasks as assigned.Qualifications High school diploma required and college degree preferred. Property management experience or management experience in related field required. Experience in budget preparations and analyzing reports; sales, marketing and management experience required.
