Corporate Operations Manager

Residential Asset Management, headquartered in Phoenix, Arizona is seeking a highly motivated and energetic individual who is interested in building a long-term career with a rapidly growing real estate investment firm.  

 

The Corporate Operations Manager will be responsible for managing the strategic operations of corporate and satellite facilities to ensure that the operations, maintenance, and vendor management standards are met in a cost effective and efficient manner.  Working in cooperation with senior level management, the Corporate Operations Manager will be ?hands-on? and will be responsible for overall operations, including project, property and construction management in accordance with approved guidelines and budget.  Candidate will be responsible for being the main contact for subordinate staff to address operational issues.

 

RESPONSIBILITIES

 Establish operational and facilities management standards and best practices including developing policies, procedures, and work flows Manage relationships with vendors and monitor vendor performance.  Practice cost containment and purchasing.  Execute approved budget for ongoing service contracts Conduct activities using sound business practices to optimize expenditures and profitability Direct preparation and review weekly/monthly management reports Initiate and authorize expenditures, appropriations and commitments on pricing
strategies which are within the limitations of delegated authority and, for those outside this level, recommend appropriate actions to senior management Review and approve all purchase orders for equipment and supplies to ensure proper control of expenditures. May approve and monitor project and construction invoices for timely payment Approve and authorize budgeted expenditures for property operating expenses up to authorized level. Obtain approval from senior management for all un-budgeted expenses, tenant improvements, capital improvements, legal fees, bonuses, and expense reports for employees and any other expense which is of un-budgeted nature Provide the leadership, mentoring and coaching necessary to develop the operations team Implement policies, procedures and operating goals Design and deliver instructional training to many experience levels in the organization including entry-level, supervisory and non-technical levels Develop hiring processes that attract and recruit the best people. Implement strategies that increase employee satisfaction to retain employees and minimize employee turnover Facilitate the exchange of information among internal and external groups. Keep all relevant parties updated. Encourage open communication

 

REQUIREMENTS

 

Skills/Education:

?  College degree in business administration, real estate, finance or related field; 7-10 years experience in operations

?  Computer literate

?  Strong project management background. Proven track record of delivering on large scale projects. Experience overseeing all aspects of the project, including planning, resource allocation, and budget

?  Experienced in construction management including general understanding of mechanical, electrical and plumbing systems; familiarity with building codes and city and county regulations; able to motivate subs, vendors, suppliers and employees to peak performance

?  Verifiable success as a results-oriented, multi-project manager 

?  Must have a track record of maintaining high-quality standards for an organization; must have a highly developed understanding of key process issues

?  Able to handle ambiguity, manage risk, and implement contingency plans to face uncertainty and adapt to change. Ability to thrive in an environment of rapid change and handle shifting priorities

?  Basic understanding of real estate. Strong understanding of accounting and reporting

?  Excellent human relations skills to include effective communication both written and verbal

?  Demonstrated leadership skills with the ability to multi-task

?  Proactive and customer-focused. Able to negotiate and resolve conflicts
