Facilities Site Manager - Mail/ Custodial/ Food Services

BASIC FUNCTION:


Working independently, with minimal supervision, this position manages a clearly defined portion of the facilities operations.





ORGANIZATION LOCATION:


Typically found in Facilities areas of the organization.





MINIMUM KNOWLEDGE REQUIRED/QUALIFICATIONS:


Knowledge and experience typically gained through a Bachelors degree in Mechanical, Electrical, or Industrial Engineering, or a Bachelors in Business Administration, with MBA preferred, plus 8 years experience in a related field, 5 years of which are site management experience.


Requires exposure to operations involving applications in the following engineering disciplines: Electrical, Mechanical, Civil, Structural, Environmental, and Industrial.


Capable of holding a general contractor's license with the city or other municipal unit, and acting as Gambro's representative with local municipal authorities.


Demonstrated understanding of all systems needed to manage an assigned area such as: HVAC, electrical, plumbing, pneumatics, carpentry, or general maintenance, both interior and exterior.


Demonstrated effective project management and leadership skills.


Demonstrated effective interpersonal skills.


Good oral and written communication skills.


Demonstrated effective negotiating skills.


Demonstrated knowledge/understanding of basic accounting principles/financial impact.





RESPONSIBILITIES:


Manages an efficient and effective facilities department.


Responsible for an assigned area of site management which may include buildings and grounds, custodial, and non-contiguous related activities, e.g., warehousing, remote facilities.


Manages the selection and monitors the performance of outside contractors and consultants.


Responsible for staff development.


Develops and manages capital improvement programs.


Supports all other departments in their business related goals.


Acts as Gambro's Representative as required during inspections, to include: OSHA, FDA, DOH, EPA, BI & Fire Department, city audits, Health Department, etc.


Responsible for managing multiple projects of high complexity.


Stays current with new industry procedures and technologies.


May manage projects, which involve extensive planning, outside research, and coordination of resources.


Interfaces regularly with internal and external customers to assess performance and customer satisfaction for assigned areas.


Manages the function to assure compliance in a regulatory environment.

MINIMUM KNOWLEDGE REQUIRED/QUALIFICATIONS:

Comprehensive understanding of facilities service delivery for mail, custodial, and food service functions.


Strong financial management and planning skills including managing zero-based budgets, creating accurate expense budgets and forecasts, and identifying cost impacts related to proposed projects.


Management of Facilities services within a manufacturing and/or regulatory environment preferred.


RESPONSIBILITIES:


Directs, plans, and supervises mail center operations including responsibility for staff development.


Manages 24/7 custodial activities including custodial contract management and staff development.


Manages trash removal and general recycling programs within a regulated environment.


Manages site signage program.


Performs site inspections and internal department quality audits.


Interfaces with project planning efforts to assure maintainability of designs and finishes


Manages contract, service delivery, performance, and business communications related to food services including cafeteria operation, vending, and catering functions.
