Construction Project Manager

Description of Position
The position assist clients (owners) with development, design, and construction project management of their capital projects. The Owner?s Representatives provides clients with professional, technical and managerial expertise giving them an independent resource to facilitate the oversight of their projects.

Responsibilities
Assist clients in identifying the scope of work, budget and schedule of their capital project(s). Prepare preliminary project budgets, schedule and assist client with the selection of project delivery method. Assist the client in the selection of design professional(s) and construction provider. Assist in the negotiations and terms of the contracts. Perform contract administration and enforcement. Provide design review of drawings and specifications for accuracy and compliance through all phases of the design. Provide accurate, timely and appropriate levels of communication including a monthly report that updates clients on project progress including scope, budget, and schedule. Serve as the point of contact for external consultants, vendors and service providers. Represent the Owner in construction progress meetings. Maintain the official project files. Coordinate the procurement, delivery and installation of furniture, fixtures and equipment. Review, analyze and recommend for payment Contractor?s Application for Payment, change orders and other project related invoices. Administer project closeout; acceptance testing, inspections and commissioning; operations training and equipment start up; substantial completion acceptance, punch list, warranties and O&M manuals.

Minimum Qualifications
? 4 year degree in Construction Management, engineering, architecture or related field plus four years experience (8 years of closely related experience in the construction field in lieu of degree)
? Ability to coordinate multiple projects that vary in complexity
? Strong problem resolution and conflict management skills
? Analytical and negotiation skills
? Oral and written communication skills
? Computer skills - Microsoft Word, Microsoft Excel, Microsoft Project
? Ability to read and interrupt construction plans and specifications
? Working knowledge of design and construction contracts
? Knowledge of construction principals, standards and practices and building codes.
