Job Description:

To manage buying of goods and services to build our homes at the highest quality and at the best negotiated price. To be able to independently recruit sub base in new markets. To create an environment where direct reports feel challenged and understand the goals and focus of the team at all times. Leads Purchasing initiatives by partnering with other departments to promote needed advancements. Objectives Continuously strive for flexibility and speed of process in the purchasing functions. Involve our suppliers and subcontractors in maintaining and improving the quality of our homes. Continuously remove inefficiencies and reduce transaction costs in the purchasing process. Evaluate and maintain performance measurements system in selections evaluation and improving our subcontractor and vendors. Insure accurate and competitive prices for all phasing of homebuilding. Responsibilities Lead team with regards to contracting of new product. Evaluate bid prices as they relate to current market conditions. Participate in the recruiting and hiring of purchasing team members. Provide coaching and performance management for the development of direct reports. Facilitate subcontractor training, i.e., safety, scopes, performance standards. Works to recruit new vendors for market changes or in existing markets as needed Manage budget process including review and approval of budgets for house and changes. Evaluate subcontractors and suppliers performances utilizing Q&S Program and participate in PMP as necessary. Manage and execute day-to-day operations. Prepares and manages all homebuilding subcontractor proposals and handles estimating for all new products and communities. Recommends improvements in purchasing database system to improve management reporting, database accuracy, efficiency etc. Responsible for managing the creation of Lot Finishing budgets with Land and Production Managers. Manages all pricing revisions associated with plan or site changes as well as market driven changes. Occasionally inspects houses under construction to evaluate product quality or service and ensure safety requirements are being adhered to.

Requirements:

4 year Degree

Proven managerial and administrative skills.

Excellent oral and written communication skills.

Effective analytical and problem solving skills.

Strong computer knowledge (JD Edwards, a plus).

Thorough understanding of home building, subcontractors and suppliers. Effective negotiation skills.

Understand architectural plans & construction terminology.

Understanding of Enterprise type purchasing system preferred.

Ability to think independently and lead others in initiatives and change. Thorough understanding of core Purchasing disciplines. 

 

EXPERIENCE

Minimum 5-7 years in new home industry experience.

Direct exposure to field work.

2-3 years with purchasing and budgeting processes.

Experience with putting new product out to bid including vendor interaction, bid negotiation and competitive evaluation of contractor proposals.

Knowledge of San Antonio market and healthy relationship with local trades.
