Associate Director -Planning & Real Estate Transactions

Associate Director of Planning & Real Estate manages Area-wide Facility Planning and Real Estate for both VZW and VZB. Position provides leadership and management for occupancy tracking & analysis, strategic facility planning, real estate strategy, and transactions. Work is performed through geographically dispersed staff and strategic suppliers with core expertise in the areas managed. Position reports to the Area Director of Real Estate.

Key responsibilities:

Real Estate Transaction:
- Establishes systems and tools for effective Real Estate strategic planning and transaction support
- Oversees and prepares real estate and transaction reporting
- Analyzes current real estate lease rights and existing office space opportunities to develop real estate strategies.
- Prepares short-long term real estate strategic plans. Coordinates occupancy requirements of various business units into unified real estate strategies.
- Oversees and directs lease transaction team members and vendors to formulate portfolio lease negotiating strategies.
- Negotiates large, sensitive real estate transactions
- Directs geographically dispersed staff engaged in information gathering and business case preparation in support of portfolio disposition justifications

Facilities Planning:
- Establishes systems and tools for effective headcount forecasting and facility planning to facilitate analysis, and forecasting facility requirements
- Coordinates & prepares analysis and reporting for VSO central planning
- Meets with VZB & VZW Senior Business Unit to gather future headcount and facility needs, and forecasts requirements.
- Develops short and long-range facility plans and formulates recommendations to the Real Estate Director
- Prepares and makes presentations to senior management across business units in support of enterprise wide real estate & occupancy strategies
- Partners with AD of Design & Construction with Facility Planning information to develop and prepare Capital Plans and Forecasts

Occupancy Tracking:
- Establish systems and tools for effective occupancy tracking, analysis, and planning
- Works with line staff to gather occupancy information and update drawings/layouts to track occupancy, vacancy, density analysis, and space utilization.
- Develops quarterly KPI reporting including Occupancy, Adds/Moves/Changes, Density Analysis, and other performance metrics

O Represent the Area in formulating VSO business unit space standards and serves as internal resource and monitors consistent implementation for the Area.

O Point of contact for Area-Wide, multiple location, facility requirements. Works with Business Units to define and qualify requirements, plan, and develop solutions with line staff for implementation.

O Leads and coordinates inter-Department and/or inter-Area teams to standardize and improve, occupancy, facility planning and real estate transaction processes, develop best practices, and leverage cost reduction initiatives.

O Leads special projects as required.

Qualifications:
Qualifications:

- Position requires a tenured, polished, senior manager capable of routinely making presentations to senior management.
- Ability to manage remotely located employees and outsourced vendors.
- Ability to establish effective working relationships with senior managers across diverse business units.
- Proven experience in formulating information & recommendations into executive-level decision tools
- Ability to successfully navigate through political obstacles hindering business goals.
- Ability to overcome organizational culture differences across numerous business units
- Proven success in leading project teams - enlisting support, teamwork and partnership to plan, organize, and facilitate, teams to complete outcomes on time
- Ability to clearly explain goals and objectives and define relationships in support of meeting the goals and objectives
- Ability to adapt and thrive in a dynamic, fast-paced, changing environment with fluid customer needs
- Must have successful strategic facility planning and real estate transaction/portfolio management industry experience
- 4-year college degree required with a minimum of 8-10 years related experience
- Must have demonstrated successful portfolio consolidation/co-location experience
- Ability to travel at least 35% of the time
- Experience working with Fortune 100 companies highly desirable
