Associate Development Manager

Essex Property Trust, Inc., is a fully integrated real estate investment trust (REIT) that acquires, develops, redevelops and manages multifamily properties in selected West Coast communities.  Currently we have ownership interests in 126 property sites and an employee population of 850.  Our corporate office is located in Palo Alto, California with regional offices in Southern California and in Washington State.  We are seeking candidates for the position of Associate Development Manager to be based in our office in Bellevue, WA.

 

The Associate Development Manager reports directly to the assigned Development Manager and shall be responsible for assisting in the oversight of all aspects of development from pre-construction through initial fill-up to 90% stabilized occupancy of his/her assigned projects. 

 

Responsibilities include, but are not limited to:

 

?  involvement where needed in the initial deal, including front-end analysis and obtaining entitlement stages to the extent the EVP or VP of the department deems appropriate. 

?  secondary responsibility for all aspects of the project from the time it is assigned to him/her until the time that Operations assumes responsibility for the project.

?  assisting in the organization of the construction team in accordance with the requirements of the policies and procedure manual. This team will include the general contractor, construction consultants, and subcontractors.

?  review all reports from the consultants and the general contractor, as well as all construction draw requests to provide informed feedback to the Development Manager. 

?  assist the Development Manager to ensure that all construction schedules and budgets are updated on a monthly basis and resolving any issues that arise during the construction period. 

?  responding to all aspects of construction that are of concern to the Development Manager.

?  work with an on-site leasing team to oversee the initial leasing of the project

?  ensuring that all punch-list items and construction work is completed in a first class manner according to the plans and specifications.

?  assist the Development Manager in answering all questions regarding his or her assigned projects and preparation of monthly progress reports regarding the status of their projects. 

?  knowing the area surrounding their projects and keeping up-to-date on new and existing competing developments and their rental and vacancy rates.

 

 

Requirements:

 

Bachelor?s degree; 4 yrs related experience in construction project management or development;  Knowledge of Microsoft Office (Word, Excel and Outlook) required.  Experience with Microsoft Project a plus.
