Commercial Real Estate - Leasing Manager

JOB SUMMARY

Applicant will be responsible for leasing company?s retail projects.  Advertises and promotes properties to the brokerage community, local, regional, and national retailers.  Prepares lease proposals and negotiates with prospective and current tenants.

 

ESSENTIAL DUTIES & RESPONSIBILITIES

Include but are not limited to the following:Conducts market analysis, including sub-markets and competitive properties. Prepares lease proposals and negotiates with prospective and renewal tenants. Prepares proformas and projected tenant improvement, commission and absorption schedules for construction budgets. Show space, answer leasing calls, follow leads and lease space. Coordinate leasing flyers and all marketing information. Cold call local, regional and national tenants. Get involved with community (city/county, brokers, etc.) Provide leasing direction in the pre-development of proposed developments Conducts credit checks and performs necessary due diligence on prospective tenants. Coordinate database of all listings (sale and lease) Other duties may be assigned.

 

 QUALIFICATIONSBachelor?s degree (BA/BS) from four-year college or university. Five years or more of related experience and or/training ? preferred, but not required. Texas Real Estate Sales License is preferred, but not necessary to start.

 

COMMUNICATION SKILLSAbility to comprehend, analyze and interpret various types of business documents. Ability to write reports. Ability to effectively respond to complex inquiries or complaints from clients, co-workers, supervisor and/or management. Ability to solve problems involving several options in situations. Requires intermediate analytical and quantitative skills.

 

FINANCIAL KNOWLEDGERequires knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts and commissions. Conducts basic financial analysis.
