Construction Loan Representative I

 

 Job Summary:

Originates, processes, and makes recommendations for credit/loan approval and closes construction loans for preferred builders of 84 Lumber.

 

Essential Functions:

? Explains products available to builders and lumber company representatives.

? Reviews applications to qualify and/or recommend the builder based on all loan criteria.

? Resolves any concerns or discrepancies found on credit reports during approval process.

? Reviews appraisals, title commitments, credit reports, cost estimates, contracts, builder?s risks, and general liability insurance for consistency and loan approval. 

? Resolves discrepancies that could jeopardize the bank?s first lien position prior to closing.

? Schedules loan closings within 72-hour guideline upon receipt of completed packages.

? Prepares and reviews legal documents, checking name, date, rate and description for accuracy.

? Must be able to close a minimum of 30 loans monthly or 33 loans monthly with 2+ years of experience.

? Maintains an average turnover of 11 days per loan from application to closing.

? Prioritizes workload to expedite loan closings.

? Complies with bank procedures and follows regulatory/operational/security guidelines.

 

Secondary Functions:

? Maintains and updates pipeline expectations for pending loan files.

? Verifies all information input into TCL transfers from pipeline to daily servicing module.

? Creates advances for closing transactions.

? Orders inspections and funds construction draws at closing, as needed.

? Verifies vendors are on file and have current data necessary to schedule closings.

? Verifies all survey exceptions are removed by the Title Company prior to closing or funding first draw.

? Creates and updates wire instructions for settlement agents.

? Notifies builders of approvals and/or declines based on program requirements.

? Prepares and/or requests approval letters to be sent to all builders at a $15K limit.

? Must be organized, a team player, and provide superior customer service.

? Contributes to the team effort by performing other job-related duties as assigned.

 

Knowledge, Skills and Abilities:

? High School Diploma or equivalent required.  

? Minimum 1 year Mortgage, Banking, or related financial loan closing experience required.  Prior experience in reviewing legal documents, titles, surveys, and credit reports is required.

? Excellent verbal/written communication skills, including proper grammar and telephone etiquette required.

? Must be organized, a team player and provide superior customer service.

? Ability to handle multiple tasks and change priorities quickly to work effectively under time constraints.

? Ability to work with others in a tactful, congenial, and courteous manner.

? Ensures a high level of customer satisfaction and confidentiality.

? Possesses good organizational skills and self-motivation with an initiative to excel.

? Ability to utilize business/industry-related software required, Microsoft Office/Access preferred.
