Design/Build/Property Management
Learn the lay of the land. This team is about finding great locations, then creating and maintaining our buildings. You'll also create guest-pleasing in-store plans.
Purpose:
Identify, acquire and develop non-store locations pursuant to Target's growth strategy. Allocate Corporate Real Estate resources in support of projects and initiatives.
See Yourself:
Developing actionable and comprehensive real estate strategy for selected properties and projects by considering existing locations, new locations, remodels, relocations and market conditions
Supervising the maintenance, analysis and reporting of accurate and actionable data to team and clients with regard to supply, demand, growth, alternatives and recommended strategies for office space usage
Securing new locations for Target Corporation operating companies for Real Estate Manager's assigned location/client group, consistent with client requirements and corporate objectives
Coordinating the negotiation of terms and conditions of all agreements and contracts for the purchase, lease, use, development and occupancy of new non-store locations
Coordinating and leading efforts of the internal acquisition team (including Project Manager, Legal, Research and Planning, Capital, Construction, Store Design, Environmental, AP, etc.) to evaluate and resolve all factors impacting the development of Target Corporation sites
Supervising preparation of Capital Project Requests (CPRs) including securing cost inputs and construction cost estimates; assembly of presentation boards and presentation text, comparative analytics and participation in presentations as required
Preparing and delivering presentations for company and industry audiences as assigned using such tools as Powerpoint
Developing expertise in all markets located in the Real Estate Manager's location/client group, including market activity, growth trends, demographic changes and new site availability
Coordinating negotiations for economic incentives with communities and other governmental entities to make challenging projects financially feasible
Providing advice and counsel to senior management regarding new non-store opportunities to ensure informed acquisition decisions
Developing and maintaining cooperative working relationships with clients, collaboration partners, municipalities, developers, brokers, landlords, and real estate counterparts in the industry
Continuing education through literature review and seminar and trade convention attendance
Representing Target Corporation with government officials arising out of Target's use and development of non-store locations
JOB REQUIREMENTS
Minimum Requirements:
Proficiency in Microsoft Office (Outlook, Word, Excel, Powerpoint, Sharepoint) and Project management
Comfortable with heights and able to travel
Five to seven years of recognized real estate experience, preferably with significant commercial real estate development and/or management experience
In-depth knowledge of property development process and real estate contract law
Administrative, leadership and managerial abilities
Strong negotiating, problem solving, verbal and writing skills
Ability to effectively communicate with all levels of the corporate structure
Desired Requirements:
Four year college degree preferred. (advanced degrees in law, business administration, engineering, planning, architecture or similar are desirable)
