DIRECTOR, REAL ESTATE & FACILITIES GROUP

OBJECTIVE AND PURPOSE

 

This position is responsible for managing the Corporate Real Estate and Facilities Group that oversees the Company?s real estate portfolio worldwide.

 PRINCIPLE DUTIES & RESPONSIBILITIES

 

The Corporate Real Estate & Facilities Group provides a full range of real estate services, ranging from site selection to the supervision of construction to the on-going management of the corporate facilities for a number of internal constituents throughout the company. The real estate and facilities needs of the company fall into three basic categories: implementation of new contracts, new business opportunities, and corporate facilities. More specifically, the responsibilities related to each category are as follows:

 Customer Contracts - The Director is responsible for assigning, managing, and overseeing Real Estate Managers who then, in turn, work with an internal team on the real estate requirements related to the implementation of a specific contract.  Duties that are managed by this group include:

 Determination of space needs Engaging and managing outside broker in site selection processSite due diligence and site selection Negotiation of lease Preparation and on-going monitoring of budgets ? both for occupancy costs and required capital investmentIdentifying and engaging design professionals and general contractorOverseeing the design of the spaceManaging the construction team, or managing the third party construction management firm, that is charged with completing the improvements

 New Business Opportunities ? The Company is embarking upon a growth initiative and to that end has executed, and is planning on continuing to execute, a series of acquisitions in the next few years.  The acquired companies bring their own portfolio of real estate positions and Director will serve as the Company?s principal contact on real estate due diligence and portfolio analysis prior to an acquisition. In addition, post-acquisition the Director is charged with leading the implementation of the real estate strategy for the acquired firm?s assets. 

 Corporate Projects ? A variety of special projects currently exists and are expected to increase over time.  The Director will be responsible to help shape the company?s strategy on its corporate facilities and the execution of such strategies.

 Additional responsibilities & skills:

 

1)  Interface with business unit leaders, and their direct reports, to ensure that any and all real estate issues are properly considered, options understood, consensus is reached on decisions, and then decisions are implemented on time and on budget.

2)  Frequent interaction with Senior Executives that requires good presentation skills.

3)  Responsible to implement standard Corporate Real Estate & Facilities Management policies and procedures in all locations worldwide.

4) Participant in the annual planning and budgeting process for all regions throughout the world ? therefore strong financial analysis, conceptual budgeting, and budget tracking skills required.

5) Represent the Company in corporate real estate forums and peer groups to ensure continual growth and pursuit of industry best practices.

6) Self-starter that works independently to achieve the required results.

7) Necessity to manage team and multiple projects, with strict deadlines, simultaneously and successfully.

8) Requires a well-organized individual, with an attention to detail, is a critical requirement for this position.

9) Ability to effectively communicate, both verbally and in written correspondence, with a wide range of people across different cultures.

10)  Creative problem solver with an ability to listen to and work cooperatively with internal and external sources to find acceptable solutions to problems. 

11)  Comfortable making decisions, yet able to discern when an issue requires a higher level of input and involvement. 

12) Mentor and coach team in their professional development.

 SCOPE 

Responsible for all aspects of Real Estate and Facilities Management for the company on a global basis.

 

Must be able to deal with unexpected problems with construction projects as well as must be able to adapt static assets (real estate) to a very dynamic and changing company

 

Responsible for budget for real estate group, corporate facilities, all capital budgets for new locations, and capital budgets for relocations/renovations.

GENERAL

 

Most major decisions are guided by corporate and group standards, but considerable latitude is given to troubleshoot daily issues.

 

Understanding and ability to prepare and analyze financial alternatives.

 

Failure to achieve goals and objectives, or erroneous judgments/ decisions, could result in significant expenditure of additional time, human resources, and funds by company.

 

Daily contact, with business unit leaders spread throughout the world, that often includes difficult discussions about space desires versus corporate standards and budget constraints.  

 

Daily interaction with third party vendors, service providers, and government officials.

 

Moderate amount of travel required  - approximately 25% of the time (inclusive of international travel)

 

Previous experience living and working in another country is preferred and foreign language skills are a plus.

 

 

 REQUIREMENTS

 

Minimum education

Master?s degree in related field preferred (architecture, engineering, real estate, or business administration), but will consider someone with an undergraduate degree that also has extensive related work experience.

 

Years Experience

7+ years experience in real estate and facilities management, with preference given to those with previous supervisory experience
