Job Summary
The Design Manager (DM) is responsible for ensuring the delivery of the Project Vision from Project Award through delivery by means of consistent, accurate and complete Construction Documentation (Documents) (Working Drawings, Technical Specifications). The DM works with various Groups within Communities on multiple projects, works with consulting architectural/engineering (A/E) Teams, Construction Teams and Project Companies across a wide range of projects. The DM must possess a strong technical background in Architecture and Engineering and have a good knowledge of construction materials and processes.
This position maintains a strong, central core for design decisions and standardization, thus enabling a consistent, quality product throughout a wide variety of Projects by diverse Communities D&TS and architectural/engineering (A/E) Teams. This centralization facilitates the implementation of lessons-learned, resulting in an increasing level of quality and efficiency from one project to the next.
The Design Manager should have highly developed skills specializing in the design and costing discipline. This position is responsible for ensuring that designs reflect current cost planning, value engineering, data analysis and related project costs.
Essential Job Functions, Duties and Responsibilities

They are not intended to be an exhaustive list of all duties, responsibilities and skills required of personnel so classified.Commit to and actively support and participate in Incident & Injury Free.Development innovative design solutions for residential communities that facilitate and account for all inputs from team members and balance the agreed constraints (including yield requirements, planning issues, environmental outcomes and financial targets)Covenant and design guidelines, and administration of particular design guidelinesSite constraint and opportunity analysisFacilitate workshops to allow project teams to have significant input into and ownership of the design processManage the design and documentation of urban design, landscape design and artitechual design works to projectsOversee and assure the accurate and timely development, completion and delivery of Documents for formal reviews and for final delivery; assure that all concerns brought about through the development of the Documents and through the formal Design Review Process are addressed; evaluate and make design decisions relative to constructability, contract requirements, Code requirements, value to the Project etc.Assure that all Project requirements such as Request-for-Proposals (RFP) and related reference-documents, Code compliance, Proposal and related documents, Guaranteed Scope of Work, technical design relative to life-safety issues, including but not limited to fire-rated and fire-preventive construction, emergency egress, anti-terrorist force protection (ATFP); geotechnical soils investigations recommendations, accessible-design requirements (UFAS, ADA), Energy Star requirements etc. have been incorporated into the DocumentsForesee, visualize and develop specific details necessary to produce thorough Documentskeep Project budget in the forefront, provide value-engineering input to keep Project within budget without compromising value or Client expectationsCreate, maintain, develop and diffuse Communities Standards for design development and documentation; by ensuring consistency in document content and electronic file structure, an inventory of documents will be created that look and read the same regardless of which A/E produced them for which project; this will reduce the instance of errors from document set to document set, provide construction teams with consistent documents from project to project, thus limiting construction errors; it will provide electronic files that will be useful over the course of the long-term company growthEvaluate Requests for Information and Requests for Substitution relative to short-term versus long-term benefit/value to the Project Remain appraised of new product development for possible incorporation; remain current on evolving Building Codes and Building Sciences research (vapor transmission, mold growth, indoor environmental health etc.)Attend design meetings and provide continual input to optimize design and minimize abortive workAssist in developing a Design Delivery Schedule in conjunction with the client, the Project Manager other associated Design Managers and the design consultantsDevelopment a comprehensive scope-of-work and contract document deliverables list for each related disciplineNegotiate the scope-of-work, deliverables and price with consulting firmsWork with the client, other associated Design Managers and the Design Consultants to deliver designs that respond to the design brief while meeting the client?s expressed objectives and needsMaintain an on-going design cost forecast that reflects the cost of the most current design schedules, staffing requirements, consultant agreement and all associated task orders.Assist the Project Manager in incorporating onto the D&C running sheet all internal and external design and cost issuesEnsure all relevant reviews occur, including design progress reviews and relevant management review of cost plan issues that effect the designMaintain a design document log that tracks the production and delivery of the design documentsResearch the local building code and develop an understanding of unique local design considerationsDirect design development through to issue of ?Approved for Construction? drawings to ensure incorporation of review comments and adherence to established estimatesMaintain contact with Project Manager throughout the construction process to acquire feedback on design, changes, modifications, products, subcontractors and budgets
General Background and Minimum RequirementsBachelors Degree in Architecture or related such as construction or engineeringA minimum of 8 to 10 years experience in design, quantity surveying, estimating or related role, in professional office or construction organization.
