Director of Property Management

Highly respected, full service Arizona property management company seeks strong individual to direct its portfolio of over 8 million square feet of shopping centers.

 

 

Position Overview:  Responsibilities include overseeing management of approximately 8.2 million (partially owned, partially fee-management) square feet of  shopping center space throughout Arizona.  The Director will have 15+ people including asset, portfolio and property managers, their assistants, and accounting department staff reporting to it.  Director will assist in the development and monitoring of company policies and procedures related to property management and share responsibility for maintaining the physical assets and performance of assigned properties.

 

Key Skill Sets: Oversee and lead property management team to produce finanical results that meet or exceed pro-forma expectations.Hire, train, supervise and develop property management staff, perform performance evaluations on supervised employees; and assist property managers with site-level employees.Monitor, assist and make recommendations to improve marketing activities.Review/audit property administrative accounting and maintenance areas to ensure compliance with established policies and procedures.  Resolve tenant relation issues that escalate above the property manager level.Inspect the properties to ensure the highest standards are maintained; evaluate maintenance operations in areas of efficiency.  Supervise and coordinate preparation of annual operating and capital budgets.  Monitor and make recommendations on budget performance and oversee preparation of monthly summary report of same.Negotiate and/or evaluate contracts and make recommendations.Establish/revise property management forms, reports and manuals including updates, changes and additions.Prepare and conduct meetings, develop and implement property management training programs for all departments.Coordinate staffing and office set up of new developments according to company guidelines.Develop expertise in appropriate markets including competition activity, growth trends, demographic changes and new site availability.Lead physical due diligence efforts of acquisition and provide feedback and insight on operating and capital expenses.Continue professional education through literature review and seminar and trade convention attendance.

 

Application Knowledge; A thorough knowledge of MRI, Microsoft Office Products (Excel, Word, Outlook, PowerPoint, Access, etc.)  Excellent oral and written communication skills, organizational skills and leadership skills.
