Director of Research / Senior Research Analyst

The primary responsibility of the Director of Research position at GVA DAUM is to provide a comprehensive menu of services relating to market research and analysis, business development assistance, financial analysis, and on-going training services for our sales professionals and branch support teams throughout eleven (11) branch locations in Southern California and Phoenix, Arizona.

 

The Director of Research will oversee the daily activities of the Research Services staff at our corporate office and will report to the Director of Operations.  Typical duties include the following:

 

MARKET RESEARCH & ANALYSIS

n Create, analyze, write and distribute a 4-page comprehensive report for both the industrial & office markets for 9 major markets in Southern California & Phoenix, Arizona each quarter

n Perform custom market statistical and trend analysis report packages

n Prepare Broker Opinion of Value Reports

n Conduct individual research on companies, industries, economic indicators, cities, zoning, etc.

n Perform a wide variety of property searches, surveys and reports from various databases

n Prepare demographic reports

n Develop consistent methods and practices in analyzing markets and trends

 

FINANCIAL ANALYSIS

n Perform discounted cash flow models and analysis using Argus

n Perform net present value lease analysis, lease vs. buy analysis and buy vs. buy analysis using Procalc

n Create custom financial analysis models and tools

n Train and assist agents on how to use and interpret various financial models

 

BUSINESS DEVELOPMENT ASSISTANCE

n Assist agents with preparing marketing proposals, presentations and sales packages for larger listing opportunities

n Develop sales and offering packages for specific listings

n Participate in client presentations or meetings as needed

n Work closely with our Director of Marketing on various projects and listing opportunities

 

TRAINING & TECHNICAL SUPPORT

n Direct, coordinate and present standard training modules of our Branch Support Team Training Program

n New Agent Orientation

n Coordinate 3rd party data provider training sessions

n Prepare monthly Research Insider Newsletter

n Assist agents and support team members with general technical questions regarding 3rd party databases and software

 

WEBSITE MAINTENANCE

n Maintain and update the research portion of the public website

n Maintain and update the research portion of the intranet website

n Maintain and update the training section of the intranet website with various ?how-to? documents

n Update other website content as needed

 

 

The available position is located at our corporate headquarters in downtown Los Angeles and is available immediately.

 

Job Requirements:

 

Requirements include a BA or BS in Business Administration or related major; a minimum of 3-7 years experience in real estate research and analysis, finance or a related field.  The applicant should be an energetic self-starter, highly organized, creative and strategic thinker, detail oriented, computer savvy and coupled with superior customer service skills.  Along with strong written and communication skills; the applicant must be extremely proficient in using all Microsoft Office products, including Word, Excel, PowerPoint, and Outlook. Argus, Procalc, Metroscan, CoStar, Photoshop and Dreamweaver experience a plus.  The position requires a strong aptitude for quickly learning new software programs, working within a team-environment and the ability to meet tough deadlines with a positive attitude.
