Foreclosure Trustee Technician

AMC Mortgage Services, a subsidiary of Ameriquest Corporation, is a market leader in the mortgage industry with a national presence, and is experiencing tremendous growth.  AMC Mortgage Services is currently hiring a Foreclosure Trustee, offering assistance to others in the Department and maintains loans through foreclosure process. Performs all duties in accordance with AMC and Town & Country Title Services policies and procedures and all state and federal regulations.

ESSENTIAL DUTIES AND RESPONSIBILITIES:
Maintain follow-up system on all active files to ensure time lines are met
Obtain executed Declaration of Default/Military Affidavits from Beneficiary
Prepare Notice of Default and Substitution of Trustee on assigned files
Set up foreclosure files
Review Trustee Sale Policy, order indemnities and pertinent documents
Process 30-day mailings
Work with title officers regarding title issues
Respond to phone calls from bidders, borrowers, sale companies, other departments and Investors
Process completed Authorization to Publish letters from Beneficiaries order date down from Title Company, and request any indemnities not previously received
Contact outside sales company for publishing and sale dates
Prepare and forward Notice of Sale to Title Company and Sales Company
Order sale date down from Title Company
Coordinate with Agents to conduct or postpone sales
Coordinate with Bankruptcy/Foreclosure Department to obtain postponements
Obtain bidding instructions from Asset Management or outside Investors
Prepare and record Trustee?s Deed upon Sale or Rescission
Close files
Perform other duties as assigned

ESSENTIAL KNOWLEDGE, SKILLS & LICENSES:
Detail-oriented
Ability to handle fast paced workflow and work within limited time frames
Ability to perform accurate mathematical computations
Ability to interface effectively with other departments, customers and outside agencies
Good organizational skills
Effective verbal and written communication skills
Ability and willingness to work as part of a team
