Global Function Head
Manager of small group (5) of real estate experts. Group supports all regions in connection with large capital transactions (greater than $20MM), specifically buying, selling and/or leasing major facilities used in the operations of Citigroup. The Group Director is the primary negotiator, dealing directly with principals, attorneys, and other consultants. In addition the Group assists the regions in developing strategic plans for consolidation, growth initiatives, solutions for M&A integrations with the current portfolio, and special projects assigned by the CRS Division Head. In connection with these activities the Group Director is the key interface with the CRS region heads and their direct reports, CRS Fincon, CRS legal, Senior Citigroup business managers and outside consultants.35% - Develop detailed strategic plans including financial analysis, typically complex involving multiple sites and alternative options.35% - Prepare for and conduct direct transactional negotiations that involve a purchase, sale, or lease of large facilities with values ranging from $20MM to $500MM. This includes review of legal documents and selection of brokers and consultants. 15% - Review market data and trends in financial/real estate markets with a broad overview plus a more detailed focus on the key global urban centers that are or may become the center of Citigroup real estate activities. This includes maintaining current knowledge on cap rates, interest rates, FX rates, lease rates, building costs, construction time lines, building sales values, Citigroup requirements and standards, public incentives, accounting guidelines and policies, relationship building with potential investors, etc. 15% - Administrative activities as required by Citigroup.
Undergraduate degree preferably in the humanities, architecture, or engineering. MBA in Real Estate or Finance and/or a Law degree. Should have at least 10 years of direct real estate experience in investments, development, and leasing. Some employment history in a large corporate environment with management experience highly valuable. Real Estate experience and a general knowledge of the construction process.Analytical abilities to review detailed spread sheets, understand the interrelationships of key variables and assumptions and the key drivers of the most important results metrics, i.e. GAAP income, NPV of Cash, B/(W) alternatives. Must have good briefing skills (written and oral) to convert these detailed plans into concise presentations for senior management.Ability to consider multiple alternatives, creative, open-minded thought process and, balance long term vision with need for short term results. Ability to develop practical, realistic solutions to the business requirements. Must be results oriented.Good consensus and team building abilities given heavy reliance on global CRS staff and willingness to share the credit.
