Lead Sales Agent

Job Responsibilities



 

Responsibilities Include:



 



Setting up Sales Trailer or Sales Office in its entirety for your New Community. Coordinating and communicating any schedules with Sales Manager and/or Superintendent



Putting together a Community Binder



Order any necessary brochures, letterhead, floor plans, supplies from Main Office (see Marketing Order form)



MUST! Read and understand all Floor Plan and their included features per plan



Learn and know what each model has regarding included features, upgraded features and options offered and decorator items



Communicating with all Prospect A, B & C Buyers



Communicating regularly with your Title Escrow Officer



Communicating regularly with your Loan Officer with RCG and all outside lenders



Pre-qualifying home buyers in PC Advisors as needed



Visiting and studying other neighboring communities and competition, keeping current price sheets and information of status.



Keeping Competitive Marketing Pricing Analysis Report with current competitor price sheets and incentives



Complete Competition Market Analysis for upcoming release for pricing recommendations to Sales Manager



Evaluate and discuss with Sales Manager on making suggestions for changes in upcoming new release mixes



Walk YOUR models daily. Straightening up Models upon arrival at Sales Office at 9:30am



This includes: Straightening sofa pillows, table settings, rugs, accessories throughout, curtains, bedding and pillows, Etc.



Also, cleaning off front door mats if necessary.



Note anything different/ out of place on Model Home Maintenance Checklist at least once a month



Schedule, meet and sign contracts with new home buyers



Schedule, meet and complete option appointments prior to appropriate cut-off time frames with home buyers



Order Natural Hazard Disclosure reports from Sales Admin for upcoming releases (if needed)



Walk production homes with new buyers on appointments as necessary (wearing hard hats)



Process any custom change requests as necessary. First discuss with Superintendent on the possibility and time frame and then forward to Sales Manager for approval. Must be completed and approved within 3-5 days!



Meet with the Superintendent on a weekly basis to go over all new sales and cancellations for the week, as well as, what is coming up due for option cut-offs and release schedules.



Communicate daily with the Superintendent on any issues that need to be immediately addressed.



Complete all Walk Thru Notifications that are coming up due within 90-60 days to closing to give to Superintendent to complete.



Call all home buyers and verify their walk thru times and dates prior to submitting into main office for further processing.



Complete all Final Addendums after final inspection is completed to have buyers sign along with Irrevocable Lender Selection Addendum and turn into main office for processing.



Update Anticipated Closing report every Thursday by 5pm to Sales Admin in main office



Track and keep fully involved in each and every escrow



Track and document when full loan approvals are received and have any conditions that need to be met, etc. prior to closing.



Track all contingencies. Make necessary communication with Listing Agent, comps, etc.



Be up-to-date on current interest rates and different loan programs and incentives that RCG has to offer



Check utility phone numbers for procedures needed to submit 3 days after close of escrow to advise the utility companies that new ownership has taken place.



Enforcing all rules and policies with everyone



Training and supervising your sales associate/assistant



Assist Appraisers in providing them any and all necessary information they need. A spreadsheet with our current closings, listing all base prices, upgrades, square footages, etc. and a copy of our floor plans with standard features is a great package for them!



Responsible for sending any paperwork via courier and receiving any paperwork.



Complete and mail thank you cards out to buyers and prospects



Make sure all Sales Advisor is accurate for all reports on Sunday Evenings

Traffic counts



Detailed Status Report



Lot inventory Lists



Sales Summary Report



Complete, update, e-mail & fax all Back-up weekly reports from computer



These Reports include:



Community Activity Report (Sunday Evening)



Escrow Status Report (Sunday Evening)



Contingency Report (Sunday Evening)



Model Maintenance Report (Sunday Evening)



Anticipated Closings Report (Friday by noon)



Timsheets (Every other Friday by noon)



Complete, update, e-mail & fax Monthly reports from computer



These Reports include:



Competitive Pricing Analysis Report, etc. due at the first of every month



Commission Sheets (at the previous month?s end)



Make sure Sales Advisor is also as accurate as reports are on Sunday Evenings
