Job Description   Job Title: Building Engineer

 

Reports to: Real Estate Manager

 

 

 Summary

The Building Engineer is responsible for the daily support of all occupants of the site.  The duties include all day-to-day maintenance and small repairs to the facility along with all major repairs coordination with contractors and contracted service providers.

 Essential Duties and Responsibilities

 

Performs daily walk through?s of entire site to identify all major and minor repairs.

 

Prepares a bi-monthly site inspection report and review with Regional Portfolio Manager

 

Performs all minor repairs from lighting and ballast replacement, ceiling tile replacement and door lock repair when needed.

 

Logs all daily service calls from tenants.  Reviews service call log on a quarterly basis with on-site contractors and management.  Identifies all trends and makes recommendations for service improvement opportunities.

 

Schedules all major repair or maintenance with tenant contact for painting, carpeting, plumbing or electrical repairs along with notification to user group or facility where appropriate.

 

Insures all mechanical, electrical and plumbing areas clean and orderly. Performs detailing of areas with painting and proper OSHA signage.

 

Insures all on-site contractors work and storage areas are clean and orderly. 

 

Review the weekly and monthly preventive maintenance tasks with on-site contractors and compares to contract.

 

Development of a short-term site improvement list  (first 30 days) along with a long term site improvement and opportunity list.

 

Oversees purchasing of materials, supplies and equipment required for maintenance operations.

 

Prepares and administers competitive bids, issues purchase orders and codes invoices for approval by ownership. (As desired by owner)

 

Provides input on the operating and capital budget.  Identifies all opportunities for capital purchases with reductions in annual operating expense (i.e. utilities or maintenance expenses)

 

Insures that the proper inventory of standard supplies is maintained.
