Portfolio Associate

Major Responsibilities:

 Analyses

 Portfolio Models ? Create, maintain, and contribute to models that track actual and forecast financial events, project most likely performance scenarios, and calculate anticipated internal rates of return, distributions, promote distributions, etc.  Improve models as necessary.Proactively work with Development Associates, Reporting Manager and Development Financial Managers to ensure full understanding of changes to the development deals, their impact on project forecasts and subsequent impact to portfolio model.Quarterly Distributions ? Review and confirm calculations produced by AMB Reporting Managers.Development/Acquisition Fees ? Review and confirm calculations produced by AMB Reporting Managers and/or Development Analysts.Promote Distributions ? Calculate, provide supporting documentation, and present final results.Ad Hoc Analyses ? Perform analyses upon request by Portfolio Manager, client, consultant or other Capital Partners employees.Evaluate impact of financing options for the portfolios; provide financing recommendations with supporting arguments.

 Reporting

 Quarterly Reports - Review all information (financial statements, returns, property information, operating statistics) for reasonableness and consistency.  Perform analyses and produce all drafts of quarterly/annual reports, including Executive Summaries.  Coordinate the final report production.Work with Reporting Manager and Development Associates to compile necessary reporting to JV Partner and/or Executive Committee for capital calls and material changes to the approved project plan. Annual Asset Management Plans - Review all information (budget projects, returns, property information, operating statistics) for reasonableness and consistency.  Perform analyses and produce all drafts of property and portfolio level plans.  Coordinate the final report production.AMB Operating & Investment Committee Strategic Updates - Perform analyses and produce all drafts of memos and attachments.  Periodic Reports ? Review and confirm responses to periodic consultant requests by AMB Reporting Managers and perform analyses for periodic client requests.

Strategy

 Acquisitions Strategy ? Review Transaction?s Investment Committee memos for proposed developments, perform impact on portfolio in model, provide client with agreement-required information, prepare cash management, and calculate fees.  If required by the agreement, oversee external appraisal process.Cash Management ? Consider and recommend ideas for effective portfolio cash management.  Help ensure compliance with tax requirements and the ownership and operational structures. JV Formation 

 Review proposed agreement, identify acquisition candidates from AMB balance sheet, model and analyze anticipated portfolio results, prepare documentation due diligence, provide agreement-required information, and prepare closing statement. 

 Client Relations/Corporate Compliance

 Review agreements and prepare any required documentation, such as attachments.Take pro-active steps regarding the key trigger dates and events that impact portfolio operations and client relations.

 Requirements and Preferences

 Proven quantitative, analytical and computer skills required, proficiency in Excel.Strong knowledge of financial statements and accounting principles.Excellent verbal and written communication skills.Preferred relevant experience in commercial real estate and knowledge of institutional real estate practices.Able to work independently, handle multiple priorities and apply good judgment.Mastered the Portfolio Analyst?s Responsibilities.College degree required.
