POSITION DESCRIPTION
The Project Manager, an independent contractor position, is involved in the day to day supervisory direction for Process Management activities, including, but not limited to: coordination, evaluation and implementation of procedures and practices and all Real Estate/Brokerage, Architecture/ Design/Space Planning Oversight, Engineering, Project Management, Construction Management and Move Management activities in conjunction with the Director of Construction. The capability to handle multiple, complex and geographically diverse projects is required.
DUTIES AND RESPONSIBILITIES
Use real estate, business, architecture, construction, financial and problem solving expertise to participate and provide input to the client?s strategic planning and project delivery processes.Based on clients needs oversee and/or conduct preliminary programming, space planning and building test fits during site selection.Responsible for driving high quality, cost effective solutions for all aspects of the Process Management Department.Assist in determining visionary direction, set milestone measurements and drive recognition for accomplishments both internally at LGF and for clients? projects.Compose, revise and evaluate letters, forms, policies, procedures and documentation; assist in developing templates for department.Assist in developing policies and procedures for PM Department and ensure adherence to both LGF and client policies.Assist in the development and continual refinement of PM Department Move Management program for client relocations.Assist in the constant refinement and improvement to the Project Delivery Process to establish a world class template for effective, efficient project delivery.Evaluate new industry concepts; benchmark all real estate, project management, facilities and design costs to ensure competitive rates for our clients.Coordinate overall budgeting, scheduling, financial reporting and analysis for client projects with client management.Develop and maintain strategies, plans, and direction for handling current and future project needs; manage process for selection and development of strategic vendors and projects.Act as an internal liaison, developing ?customer friendly? relations within LGF. Provide direction to project managers for tenant improvement, construction and renovation projects. Maintain project records to include budgeting, scheduling, meeting minutes, site visit logs (local and national travel required) and other pertinent tools for PM projects.Run weekly project meetings with clients Assume responsibility for meeting project quality, schedule and cost goals for client; establish project teams; interview strategic partners in selection process. Represent Liberty Greenfield at industry recognized networking events such as IFMA, CORENET, CREW. Ability to effectively present information for business development purposes and participate in interviews for PM jobs with top management, public groups and/or Boards of Directors. Assist with Site Selection Research and Economic Incentive Coordination
QUALIFICATIONS/EXPERIENCE/KNOWLEDGE
EDUCATION:
Bachelor?s Degree in Interior Design/Architecture, Construction Management, Business, Real Estate or equivalent work experience required.
EXPERIENCE:
1. Minimum of 5 years of commercial experience required.
2. Working knowledge of real estate and leasing principles and practices as well as excellent working knowledge of design, engineering and construction.
3. Proficiency in computer software such as Microsoft Project, Visio, Microsoft Office, AutoCAD.
4. Ability to read, analyze and interpret construction drawings, floor plans, financial reports, AIA contracts, RFPs and legal documents.
5. Ability to respond to inquiries from internal and external clients, regulatory agencies or members of the business community.
6. Ability to effectively present information to Principals within the firm, top management at the client level, public groups, etc?
7. Ability to travel for site visits and business development opportunities.
8. Interior Design/Architecture knowledge/experience.
9. Project and Construction Management experience.
10. Move Management/Restack experience.
11. Brokerage License/Transaction Management experience a plus; must be willing to obtain Colorado and/or California brokerage license
SKILLS:
1. Strong negotiation and presentation skills.
2. Ability to interface directly with Client and act as a liaison for Liberty Greenfield
3. Ability to interpret a variety of instructions furnished in oral, written, diagram or schedule form.
