Property Leader

CITY: Cincinnati STATE: Ohio COUNTRY: USA Essential Functions (Responsibilities):
* Direct client interaction for the purpose of project planning and implementation of facility projects

* Presentation of performance metrics to supported clients

* Prepare plans for the allocation and utilization of space

* Develop specifications and secure vendor quotations for building repairs and capital improvements including obtaining approval and implementation

* Provide shared services as determined by mutual agreement with client within a facility and/or group of facilities

* Supervise interior planning, design and installations with input from others

* Develop an annual operating plan (budget) for expenses and liquidations as well as an annual budget for rent billing for each facility for which he/she has responsibility

* Monitor facility related budgets and provide cost information to others

* Audit & process facility project invoices for payment and liquidate as part of project cost

* Maintain & administer the Corporate EHS program as well as the various audits & processes

* Implement and maintain an emergency action plan for each facility

* Maintain & administer facility security access systems & Crisis Management Program

* Enter and maintain real property records in the Global Property Data Base and CP&SO Operating Systems utilizing the service of the assigned PAC

* Provide direction to the assigned PAC for updating information to the Global Property Data Base and CP&SO Operating Systems in order to maintain accurate record keeping



Qualifications/Requirements:
* Bachelor's degree (business administration, real estate or related field) with 2-4 years experience or 5-8 years experience in corporate real estate or property management

* Green Belt certified within twelve months of individual's start date

* Familiarity with bid evaluation, design, purchasing and accounting principles

* Experience in preparing and managing an annual operating budget

* Ability to understand and interpret lease documents and take appropriate action

* Strong analytical skills

* Ability to work well alone as well as within a team environment

* Strong leadership experience

* Ability to effectively manage workload and time in order to meet constantly changing demands of the job

* Ability to effectively communicate, verbally and in writing

* Strong interpersonal skills

* Strong Project Management Skills

* Working knowledge of Microsoft Office package of software including Microsoft Project

Desired:
* Professional certifications (i.e. IFMA, BOMI) will be beneficial
