Property Manager - Commercial

Position Summary:

 

This position is responsible for the complete operation of income property including bottom-line financial performance; reaching income goals as set forth by the Vice President, Commercial and the client.  Directs on site personnel of the properties (if applicable) and provides operational and financial oversight and direction. Markets property to the community.

 

 

Major Responsibilities:

   

1.  Meet owner expectations and goals; respond to and executes the  

owner?s wishes.

 

2.  Operate property within annual budget; achieve financial performance 

expectations within a variance of 10% annually, excluding owner requests

and Acts of God.

 

3.  Supervise on-site management and deal with daily activities of property,

providing guidance as necessary or needed.

 

4.  Ensures staff openings are filled properly in a timely manner.  

 

5.  Ensure adherence to company policy and procedure and compliance with    

regulations.

 

6.  Complete timely and accurate monthly financial reports by the 8th of  

each month and submit to the owner by the 10th of each month.

 

7.  Manage lease renewal program, ensuring timely completion.

 

8.  Prepare annual property budget by October 15 and deliver to owner  

  by November 1.

 

9.  Perform weekly physical inspections of the property; report quarterly  

(multifamily) or annually (commercial).

 

10.  Perform collection of delinquent rent

 Valid CA Driver?s License with proof of insurance and acceptable driving recordCurrent California Real Estate Sales or Broker?s License requiredHigh school degree or equivalent requiredBachelor?s degree in related field preferred Knowledge of and experience in complying with regulations governing property managementKnowledge of issues, concepts and methods related to the physical and financial aspects of property managementSkill in preparing budgetsSkill and experience in marketing properties preferred Proven ability to operate within a budgetAbility to analyze and interpret data
