The Time Warner Cable Corporate office currently seeks a Real Estate Project Manager for our Real Estate Department. Below please find a brief description of the essential duties and responsibilities required to function successfully in this position.

Essential Job Functions:
The successful candidate will serve a vital role in support of the Senior Director of Real Estate as a primary focal point in developing real estate requirements and coordinating transaction management through various service provider relationships in support of the Divisional clients. Other responsibilities may include budget forecasting, reporting, real estate planning and analysis, portfolio administration and other related tasks.

Job Requirements:
This position will:
Support and manage the corporate real estate function, including acquisition, disposition, portfolio management, and project/construction management for a 12,000,000 SQFT portfolio of leased and owned assets. Define and implement a real estate strategy to serve the departments short-term and long-term business requirements. Interact with senior leaders within the company to ensure that the strategy and execution of projects aligns with the business requirements. Be responsible for supporting the operational aspects of the annual real estate expense--forecasted to be in excess of $90M, including financial modeling, analysis, and decision-making. Provide a real estate business focus in the context of the Company's business to ensure that the Client can capitalize on near-term opportunities, while minimizing long-term financial risk.
Assist in developing the expense and capital budgets for the department and the Company's operating divisions. Support management of costs and synergies across the Company?s operating divisions along with the compatibility with the parent organization. Develop and support consistency of process and procedures and create close working relationships with each of the operating divisions. This role may require frequent domestic travel to ensure appropriate collaboration for all project work, and for maintaining on-going connection with the business issues in various locations.

Education and Experience:
The ideal candidate has worked for a corporation in a Real Estate Management position for a minimum of 7 years. They possess excellent communication and computer skills. They must have the demonstrated abilities in a variety of real estate areas such as: transaction management, strategic planning, financial analysis and project/construction management. Ability to manage multiple projects of various size and complexity across diversified customer base. Experience in negotiating and interpreting leases, interacting with various levels of management including senior executives and a successful track record in project management are expected of the candidate. Demonstrable experience in managing multiple assignments in multiple geographies. Ability to balance strategic and tactical initiatives and be comfortable operating within a highly matrixed, decentralized and resource leveraged environment. Knowledge of industry standards. A results orientation with well developed organizational and communication skills; Industry designations and/or course work preferred; Bachelor's degree (B. A.) from four-year college or university; or equivalent training, education and experience.
