Real Estate Portfolio Manager (REPM)

The Real Estate Portfolio Manager (REPM) has day-to-day responsibility for maximizing the value of all properties as assigned and ensuring the business success, efficient operation and overall customer satisfaction for all key stakeholders.  REPM?s function as business leaders and public stewards of our organization.  They are responsible for asset/property/facility management functions for assigned properties, with duties which include but are not limited to financial control, customer satisfaction, property maintenance, accounting, budgeting, investment reporting and staff oversight.  They directly or indirectly contribute to leasing, marketing, project management, development, due diligence, acquisition and public relations activities in conjunction with assigned team members.

The REPM is responsible for continuous operation of assigned properties.  Personal performance is measured by various benchmarks and meeting established operational goals and service level criteria.

 

Essential Functions:

 Act as owner?s representative and project manager.Provide oversight to the Management, Leasing and Construction department activities (plan review, site inspections, due diligence, reconciliation of problems) related to assigned properties.Prepare and execute Annual Business Plan.  Administer work to approved budgets for current and future years.  Report monthly on activities, progress and market conditions.Develop specifications and secure proposals for the above projects.Managing the maintenance function for assigned properties, including infrastructure and equipment, to ensure that facilities are properly maintained and equipment runs according to capacity and specifications.  Responsible for developing positive relationships with tenants/customers, leading public relations efforts and achieving established customer satisfaction goals.Provide direction to Facilities Services/Technical Services for activities related to assigned properties.Develop and establish policies and objectives for the assigned properties for preventative and periodic maintenance.

 

 Responsible for department staffing, including coaching, making recommendations for hiring, lay-offs, reassignments and dismissals.Administration of third party contracts as related to assigned properties.New business development, value enhancement and profit maximization as assigned.Special projects as assigned.

 

Additional Responsibilities:

 

Directly oversees staff for assigned properties including administration and engineering.  Matrix manages accounting, facilities, analysts and other support staff.

 

Job Requirements/Qualifications:

 A professional level of knowledge comparable to that acquired by completing a bachelor?s degree or significant experience in a related field.  Advanced education (Master?s Degree) is advantageous.Seven to ten years of progressively responsible experience in facility/property management and business operations.Working knowledge of property accounting, investor reporting and real estate valuation/discounted cash flow analysis.Experience with value engineering, cost justifications and related value assessment/analysis.General knowledge of building systems, including HVAC, MEP, Security, etc.Knowledge of architectural design, construction, contract management and build out processes.Knowledge of federal, state and local standards and codes.Must be an excellent communicator, both verbally and written.Must be proficient in the use of a personal computer and related software, particularly MS Office Products.
