JOB SUMMARY: 
To maximize the value of multiple apartment communities by ensuring all established policies, programs and operating procedures are implemented and coordinated to their fullest potential.

 

RESPONSIBILITIES:

?  Manages, trains and assists Property Managers in daily operations of properties to include marketing, leasing and resident/employee relations.

?  Reviews advertising and all other aspects of property marketing.

?  Visits properties on an on-going basis to ensure quality and consistency within region, achieving all budgeted results.

?  Reviews income, lease expirations and delinquent rent reports and assists in implementing strategies with Property Managers and marketing.

?  Supervises Property Managers and ensures all employees are performing at or above their level of expectations and prepares bonus calculations for eligible employees with the CEO?s approval.

?  Is responsible for the preparation of property and district budgets and monthly property reviews.

?  Reviews property expenses with Property Managers to ensure highest return from expenses.

?  Is responsible for the recruitment and selection of personnel at each property.

?  Interacts with Corporate Office personnel including Human Resources, Finance and Accounting as needed.

?  Reviews and inspects new projects for possible acquisition of the owner/and or assumption of management by Laramar.

?  Prepares and/or reviews all required reports for submission in a timely manner.

?  Reviews and processes accounts payable consistent with established limits of authority.

?  Reviews monthly budget variances.

?  Monitors compliance with all Federal and Local Fair Housing regulations and ordinances.

?  Reviews and recommends changes in capital improvement program.

?  Interfaces with the CEO on items that require additional approval.

?  Completes all other projects and requests as directed by Supervisor.

 

SKILLS AND EXPERIENCE:

? 10+ yrs Property Management experience, with at least 5 yrs managing at a regional level.

? Works without direct supervision and independently with broad guidelines. 

? Build teamwork and cooperation among individuals and departments, sharing information and resources and working to achieve company goals and outcomes.

? Demonstrate effective communication skills by listening effectively, transmitting information accurately and understandably and actively seeking feedback non-defensively.

? Demonstrate excellent organizational skills with the ability to prioritize and work effectively on multiple tasks in a fast-paced, demanding environment.

? Take a well-ordered approach to solving problems and acting professionally and positive despite obstacles or resistance.

? Be dependability/reliability with follow through on commitments, producing timely work to required- or higher-standards, and pitching in to get the job done.

? Be attentive to detail by monitoring adherence to standards and actively checking for accuracy of data received or generated before passing it on.

? Demonstrate a proficient skill level with all MS Office products and a high proficiency level with Excel.

? Develop, recommend, implement, and evaluate due diligence, acquisition, disposition and closing procedures.

? Possess thorough understanding of due diligence and acquisition concepts and methodology.
