Regional Property Manager

We are seeking an experienced Regional Manager to join our team. Candidates must be willing to travel, and have at least 2 years of Regional Management experience. Duties will include, assisting On Site Managers with hiring and termination of employees, training and supervising staff with emphasis on the Operations Manual, in conjunction with American Property Management, Inc. goals and objectives, keeping the President informed of staffing needs, and performing timely quarterly and annual written evaluations and make recommendations on staff for the review of the President. Additional responsibilities to include:

1. Property Management to include:
? Current knowledge of Landlord-Tenant Laws, ADA/Fair Housing laws for individual states where APMI manages property. Ensure that monthly ADA/Safety meetings are documented and manuals are kept current.
? Must maintain a current knowledge of Section 42 rules and regulations; ensure all managers are adequately trained in Section 42.
? Provide current status reports on property regarding vacancies, move-ins and turnover of units, as well as other property business.
? Visit and inspect assigned properties monthly; prepare APMI inspection report for each visit.
? Advertise and market effectively in order to reach occupancy and income goals.

2. Accounting to include:
? Submit travel expense and mileage reports to the Vice President for approval, before going to accounting for payment. Expense reports must be submitted every 30 days.
? Prepare annual budgets for individual portfolios.
? Assure that on site staff is adhering to established company accounting procedures.

3. Compliance to include:
? Follow Company Section 42 compliance procedures, as spelled out in APMI Operations Manual
? Ensure property leases are submitted three times weekly to the Home Office.
? Resolve compliance problem list issues within 72 hours of issuance.
