Regional Real Estate Manager - South

As the Regional Real Estate Manager for the South, your primary responsibility will be the management of the corporate real estate strategy with a portfolio consisting of equipment rental locations, retail and distribution centers, offices and ancillary facilities. This position is also responsible for reducing the regional real estate expense and achieving better asset utilization. Specifically, you will:Manage landlord and sublet relationships Act as first point of contact for lease or facility issues Manage lease renewals and extensions Negotiate leases and property purchasesImplement market development plans for assigned markets Execute the disposition of surplus, underutilized and vacant property Prepare analyses and recommendations for facility replacement and upgrade requests Partner with Regional Manager, Design & Construction in the development of capital project scope, initiation and coordination to completion Coordinate due diligence process and preparation of all legal documents

Requirements:Bachelor's degree  in business management or real estate field; or equivalent combination of education and experience5-7 years within commercial or corporate real estate servicesDemonstrated experience managing the delivery of real estate for a non office based multi-site company in an industrial/commercial environmentProven track record managing the negotiation for and disposition of a substantial regional portfolioPreparation of rent model analysis for a substantial regional portfolio PC proficiency (Excel, Word, Project, Map Point) Real Estate Management software knowledge preferred (Strategen, Sequentia, etc.) Strong understanding of complex real estate, legal, financial accounting, and business concepts, and their applicationsMinimum 50% travel
