Regional Vice President- Property Management

Job Description:
This Regional Vice President position is strategic in nature and is responsible for the development and implementation of comprehensive programs, initiatives and strategies that promote the achievement of optimum operational, financial and business performance by the properties within their region.  This position is involved in the procurement of new business.  The primary focus of this position is to maximize the potential of the assigned real estate.  It has complete responsibility for all phases of the property management function within a given geographical area.  It directs and coordinates all activities of properties in the region in such a functional areas as property operations, financial planning and product marketing.  The position manages two to four Regional Property Managers who have Property Managers reporting to them. Managing the region to ensure efficient operating procedures Oversee the acquisitions of new properties within the region. Oversee the development of the management plan. Participation in preparation of region/portfolio budgets, financial statements Monitor budget and financial reports, to include charting the overall financial performance of the region. Increase property values by improving the net operating income Optimize rental income. Understand and assure that all federal, state, and local property standards are met. Assure Property Management team maximizes collected occupancy through the minimization of delinquent rent, vacancy, and rental incentives. Oversee and ensure adherence to Property Management Policies and Procedures. Encourage and direct the management team to pursue "excellence" with the physical appearance of each property. Oversee and establish long term capital improvement programs for all properties. Hire, train, motivate, coach, develop, supervise, discipline and terminate staff in order to achieve the operational goals of the property. Monitor and maintain effective internal control over financial and operational activities in compliance with Best Practice policies and guidelines. Financial planning and budgeting skills

Job Requirements:
Knowledge and understanding of Fair Housing laws and requirements. Proven record of providing excellent internal and external customer service. Excellent oral/written communications skills. Excellent computer skills including all Microsoft Office Suite.  Previous experience with One Site or similar property management software Strong initiative and proven leadership ability. Must be project oriented with the ability to handle multiple tasks and meet deadlines Proven record of providing excellent internal and external customer serviceAbility to travel Must be able to perform all essential accountabilities of the position "with our without" reasonable accommodation Bachelors Degree in Business Administration, Real Estate, Finance or related degree. Recognized professional Real-estate designation. A minimum of 10 years in multifamily, multi-site residential property management, including responsibility for operational, financial, marketing and staff management. Must have previous third party (fee management) experience
