Sales Professional - Oak Brook

  JOB SUMMARY Negotiates the selling, leasing, and marketing of commercial real estate properties for clients. 

 

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:

 

Contacts and interviews prospective clients to solicit property listings. Conducts cold calls for developing new clients.  Reviews property listings to become familiar with properties for sale.

 

Accompanies prospective clients to property sites to discuss property features, purchase prices and terms.  Obtains pictures and property dimensions to be used in property listing advertising.

 

Prepares Request for Proposals (RFP) and reviews RFP responses.  Analyzes data and prepares real estate reports.

 

Prepares real estate contracts such as deeds, lease, and mortgages.  Participates in contract negotiations and due diligence.

 

Provides buyers and sellers with pertinent information on financing, appraisals, and property maintenance.

 

Provides client with status reports on their property listings.

 

Inspects the properties to determine if repairs are needed.  Contacts the owner with recommendations on repairs.

 

Oversees closing activities including preparing closing statements, finalizing real estate documents, and fund disbursement.

 

Provides existing and prospective clients with industry specific market information.

 

Reviews trade journals to remain informed of market conditions, property values, and legislation that may affect the real estate industry.

 

Attends association meetings to network with industry colleagues.

 

Conducts sales training sessions for sales agents.

 

Other duties may be assigned.

 

SUPERVISORY RESPONSIBILITIES

May provide formal supervision to individual employees within a work unit and/or group.  May be responsible for identifying training needs, tracking performance, coaching, and motivating direct reports.  Provides input into hiring, terminating, compensation, and performance evaluation.

 

QUALIFICATIONS

EDUCATION and EXPERIENCE

Bachelor's degree (BA/BS) from four-year college or university and a minimum of two to four years of related experience and/or training.

 CERTIFICATES and/or LICENSES

  Real Estate Salesperson license.

 COMMUNICATION SKILLS

Ability to comprehend, analyze, and interpret complex business documents.  Ability to respond effectively to the most sensitive issues.  Ability to write reports, manuals, speeches and articles using distinctive style.  Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with employees and client groups to take desired action.

FINANCIAL KNOWLEDGE

Requires in-depth knowledge of financial terms and principles.  Ability to calculate complex figures.  Conducts financial/business analysis including the preparation of reports.

 REASONING ABILITY

Ability to solve problems and deal with a variety of options in varying situations. Requires advanced analytical and quantitative skills.

 OTHER SKILLS and/or ABILITIES

Intermediate skills with Microsoft Office Suite. 

 SCOPE OF RESPONSIBILITY

Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve general results.  Responsible for setting project, department and/or division deadlines. Errors in judgement may cause long-term impact to line of business and/or overall company.
