Senior Escrow Officer
Senior Escrow Officer Responsibilities Provide service to facilitate transactions such as those involved with large or multi-parcel residential sales, loans, and commercial transactions
Write escrow instructions consistent with the general requirements of the parties and obtain their approval; order and direct preparation of legal papers, instruc tions, settlement sheets, and agreements
Insure compliance with binder or commitment prior to closing transaction; reconcile discrepancies between instructions and title report with principals by modifying escrow instructions, assist principals in obtaining releases of liens and other encumbrances, and obtain copies of legal documents necessary to clear title
Direct the preparation, execution, and recording of notes, deeds, deeds of trust, and other authorized documents
Direct the computation of interest and the proration of taxes, hazard insurance, loan interest, rents, etc
Assist in maintaining computer set up work for escrow special projects; prepare computer input sheets
Direct and participate in the preparation of construction loan disbursement cases
Correlate current survey to property description ascertaining its accuracy and completeness
May train, assign, and review work of lower-level employees performing escrow duties
May travel within area to perform real estate transaction closings at other locations
May contact present and prospective customers to solicit title insurance business, to ascertain customer's service needs, and to provide insurance services for the customer; perform public relations functions in accordance with the sales program of the office or area
Minimum Qualifications
Knowledge of the purpose and use of title insurance; sales and service techniques; of legal descriptions and legal documents related to the sale of real property; escrow procedures and terminology; and of computing interest and prorating taxes
Knowledge of the local techniques, procedures, and regulations involved in the escrow closing of real property; of interviewing escrow principals, writing escrow instructions, reviewing preliminary title reports, prorating taxes; and of the principles of mortgage lending and underwriting
Ability to perform mathematical calcula tions
Ability to interview escrow principals; to plan and carry out an efficient escrow closing program; and to establish and maintain harmonious and effective relationships with other employees and the public
Ability to perform assignments guided by general escrow procedures with minimal instructions from supervisor and to complete escrow cases requiring interpretation of highly involved terms and contingencies
Ability to effectively communicate, both verbally and in writing, in person and by telephone.
Ability to operate a personal computer and to use common office suite software, such as word processing and spreadsheet applications
High school diploma or equivalent with five years of escrow experience, including complex residential and commercial transactions, or an equivalent combination of education and experience
Preferred Qualifications
Post high school courses in real estate principles and real estate law, with courses in bookkeep ing and mathematics
