Senior Property Manager

Responsibilities include managing a portfolio of properties, demonstrating a superior level of understanding and experience with the property management practices and principles needed to succeed with a demanding portfolio, preparing the annual operating and capital budgets with the input of the community; review monthly financial statements to evaluate and manage the activities that contribute to variances from the budget criteria; prepare variance reports to describe and explain deviations from the budgeted amounts; market the property by utilizing various advertising resources and monitoring the value of the sources utilized through reports and communication with site and corporate staff; maintain a full and current knowledge of the market conditions for your portfolio; manage programs and ensure work is performed to minimize personal and property risk to staff, staff, residents and real property; perform due diligence on perspective properties as assigned; approve all payable either through the purchase order system or the individual approval of each invoice for goods or services; negotiate and review vendor contracts for property level services in accordance with the parameters of the management agreement, budget and policies of William C. Smith & Co. for signature of Asset Manager; supervise site management, leasing, maintenance and housekeeping personnel to achieve corporate and community goals, which include hiring and training employees; planning, assigning and directing work, appraising performance; rewarding and discipline employees (in conjunction with Human Resources); addressing complaints and resolving problems and consulting with Asset Manager on all hiring and terminations; performs annual evaluations of all site staff; utilizing the input of the Community Manager as appropriate; mentor staff at sites to foster improvement and advancement within the firm; serves as a conduit for employees to advance their training and careers; oversee al work performed by contractors to ensure timely and cost effective completion of projects; manage the purchase order system (when utilized) to insure its accuracy and timeliness; demonstrate an understanding and commitment to fair housing, equal employment and racial/ethnic diversity policies at all times; continually reinforce the importance of these corporate positions and provide support when required; communicate effective with supervisor and senior management staff of William C. Smith & Co; manage the rent collection and legal processes at each site through periodic review of appropriate reports and approve all adjustments to residents accounts; manage compliance requirements for each site in accordance with the specific programs, financing or other obligations; submitting reports required or requested by company reporting schedule or company property management personnel in a timely and complete manner; perform regular property inspections to ensure that the property is maintained at all times in a manner consistent with William C. Smith & Co. standards; ensure property complies with requirements of local and federal regulations; conduct regular team meetings and one on one with individual staff; and performs duties as assigned by supervisor/manager.
