Position Description:

Federal Realty Investment Trust is an equity real estate investment trust specializing in the ownership, management, development, and redevelopment of high quality retail assets. Federal Realty's portfolio (excluding joint venture properties) contains approximately 17.7 million square feet located primarily in strategic metropolitan markets in the Northeast, Mid-Atlantic, and California.

In addition, the Trust has an ownership interest in approximately 0.7 million square feet of retail space through its joint venture with Clarion Lion Properties Fund in which the Trust has a 30% interest. Our operating portfolio (excluding joint venture properties) was 96.7% leased to national, regional, and local retailers as of June 30, 2006, with no single tenant accounting for more than approximately 2.6% of annualized base rent.

Federal Realty has paid quarterly dividends to its shareholders continuously since its founding in 1962, and has increased its dividend rate for 39 consecutive years, the longest record in the REIT industry. Shares of Federal Realty are traded on the NYSE under the symbol FRT.

The Specialty Leasing Manager for the Northeast is responsible for generating new revenue through Specialty Leasing and temporary deal making for multiple shopping centers within 7 states by canvassing, cold-calling, and growing existing tenants by adding new concepts. This position will be required to meet specific new business income goals through aggressive deal making.

The Specialty Leasing Manager will also be responsible for maximizing rental income that includes vacant tenant spaces, parking lots, pylon signage, sponsorships, vending machines, ATM, kiosks, and pushcarts. Negotiating new leases, renewal agreements, and other various lease documents. Evaluating tenancies throughout the designated portfolio and implement strategies to increase cash flow. Preparing and managing the assigned portfolio budget, including monthly variance analysis preparation and forecasting.

Responsibilities: The Specialty Leasing Manager?s additional responsibilities include:

? Preparing, administering and negotiating proposals/lease requests/license agreements.
? Coordinating with property managers and permanent leasing agents.
? Coordinating with merchants on visual merchandising and product presentation.
? Coordinating portfolio accounting functions such as, billing, rent collection, sales reporting and completion of monthly accounting reports.
? Attending ICSC and other Retail or Specialty Leasing Conferences as appropriate.

Minimum Qualifications: The successful candidate should have a minimum of 5 years of experience and a background in Specialty Leasing, real estate, or sales experience is preferred.

Candidates should have the additional qualifications:

? Strong negotiation, communication and writing skills
? An understanding of the operation of the shopping center business
? At ease dealing with both national and local retailers
? Ability to travel throughout the Northeastern Portfolio
? Ability to work in a ?team? environment
