Valuations Associate

 

The Valuations Associate will be primarily responsible in the near term for coordinating and analyzing AMB?s East Region portfolio of assets for internal and external valuation purposes, and in the longer term for growing a Valuations Group in AMB?s Boston office to handle the East Region?s valuations needs.  The nature of this position will involve significant interaction with other entities within AMB, specifically with the Operations, Transactions and Capital Partners groups.  This position requires both excellent analytical and organizational skills, and strong presentation abilities.  Previous relevant experience as a commercial real estate analyst is an essential requirement.

 

Major Responsibilities:

 

Interact with regional operating teams and market players to understand local market trends and property specific characteristics.  Analyze Dyna models from regional teams and perform internal valuations and/or pricing reviews using the discounted cash flow method.

 

Facilitate the planning and coordinating of meetings between Regional Managers, Transaction Officers and Portfolio Managers, and assist team in gaining consensus on underwriting assumptions and valuation.

 

Prepare quarterly Investment Committee reports summarizing portfolio results and significant property level changes.  Review all information for reasonableness and consistency and present recommendations to AMB?s Investment Committee.

 

Assist in the coordination of the external appraisal process, manage the collection of property information for 3rd party appraisers, review results for reasonableness and consistency, and write/present recommendations to Investment Committee.

 

Participate in AMB?s Research function.  Provide feedback for determination of growth rates, market rents, cap rates, value trends and risk factors.  Cultivate relationships with local real estate professionals to access primary market data.

 

Provide analytical assistance to regional teams for acquisition/disposition efforts and hold/sell/conversion analyses, as needed.

 

Grow Valuations Group in the Boston Office and expand the team?s relationships in the East Region.  Assist in future development of the Valuations Group including developing appropriate applications and systems, and executing on value-add projects related to Valuations.

Requirements:

 

Minimum three-years DCF experience pricing commercial real estate.

Excellent analytical skills, including strong fundamental understanding of financial cash flow analysis and capital markets pricing.

Strong computer skills including a proficiency in Excel, Argus and Dyna.

Excellent presentation skills - written and verbal.
