Vice President, Acquisitions

SUMMARY:

Our client, a prestigious, global investment fund, headquartered in New York with a regional office in Boston, has retained Equinox Partners to recruit and hire a Vice President of Acquisitions.  The position is based in Boston and reports to the Executive Director.  The Boston office covers the region from Boston through Washington, DC.  The Vice President will be an important member of the investment team and will source investments for a number of funds with a range of projected investment returns from core through opportunistic.  Investments may be in wholly owned assets or with joint venture partners.

 

RESPONSIBILITIES:

? Enhance current market relationships and cultivate new transaction sources, both internally and externally

? Oversee and manage external operating partner relationships

? Oversee due diligence, site valuations and market analysis for new acquisitions

? Structure and price new investment opportunities, including the negotiation of terms and risk control devices.  Coordinate preparation of Investment Memorandums for Executive Committee

? Participate in financing activities as required, in conjunction with CFO and financial professionals

? Review financial statements, lease and legal documents

? Interface with investment bankers, the brokerage community and investors and be able to speak credibly about the investment process and the investment opportunity

 

QUALIFICATIONS:

? 4-10 years of relevant real estate acquisitions experience

? Strategic, creative thinker with a track record of creating and developing real estate investment opportunities.  Ability to understand the investment risks and the methods to mitigate the risks in structuring investments

? Significant experience with ?value-add?/opportunistic investments

? Experience with multiple investment vehicles, including single asset, portfolio, entity and mezzanine

? Experience managing and investing with operating partners

? Excellent due diligence, analytical, negotiating, transaction structuring and financial skills

? Intimate familiarity in the negotiation of purchase and sale agreements, joint-venture documents, loan documents and inter-creditor documents

? Experience with project financing

? Proven knowledge of financial statements, lease and legal documents

? Ability to work both within a team and independently with minimal guidance

? Organized; good and independent work ethic; committed to delivery of highest quality work product; attention to detail

? Entrepreneurial, with unquestioned personal and professional integrity

? Strong Leadership skills

? Maturity, understanding and perseverance

? Excellent oral and written communication skills

? Innovation ? able to identify creative solutions in the face of complex problems

? MBA preferred

 

COMPENSATION: 

The Vice President, Acquisitions must be a high performing professional with solid investment and origination skills to effectively perform the role as outlined.  As such, the compensation plan for this individual will be commensurate with the skills required of the position, and will be negotiated to attract exceptional candidates.  Compensation will be comprised of a base salary and bonus based on firm and individual performance
