TITLE: Vice President Industrial Development
SALARY: $150K
EDUCATION: College degree in a real estate or related field
EXPERIENCE:
5-10 years experience in the hotel development industry in a deal making capacity, preferably in multiple disciplines.
RESPONSIBILITIES:
The Vice President of Development is responsible for sourcing, analyzing, and conducting feasibility studies on potential hotel acquisitions or land for new hotel construction. In addition, this position will manage the acquisition/new construction timeline, due diligence and data collection process on acquisitions and be responsible for negotiating details of each transaction including closing the deal.
Strategic Planning. Participate in analysis of overall acquisition and development strategies for the hotel development business. Recommend courses of action to achieve optimal success in current and future markets. Market Research/Broker Relations. Establish and maintain relationships with real estate brokers, owners, and other industry insiders to facilitate sourcing. Utilize such relationships to gain the most current market knowledge and obtain the first opportunity to analyze and secure potential acquisitions. Site Analysis. Assemble and analyze real estate market data to determine the highest and best use for a particular parcel of land to be developed. To facilitate this task, this position will organize and direct a team of resources (brokers, architects, contractors, attorneys, municipal reps, etc.) to formulate the best proposal for the land acquisition. Property Acquisition/Development. Investigate the status of the real estate property with the local municipalities as to governmental approvals required to develop the property and coordinate the submissions for such approvals. Formulate preliminary economic proformas to determine the feasibility of the project as it relates to development and operating costs. Outline the entire development schedule from site selection through site plan approval. Draft letters of intent and purchase agreements for the property. Negotiate the terms of the purchase agreements with the owners of the properties. Coordinate the assemblage of due diligence information to successfully close on the purchase of the property. Also must source existing Hotel properties for purchase. Must analyze upside potential of the asset through re-branding, property additions or capital enhancements and good management. Will negotiate terms of the purchase agreements with either property owners or broker representatives. Responsible for assembling due diligence information through to and including closing of title. Handles all aspects of the purchase after close that is not finalized during the closing process. Communication. Communicates effectively and frequently with various analytical departments to ensure sound business decisions are made. Company Representation: Represents lodging in a professional manner at various lodging conferences relating to development and acquisitions.
ADDITIONAL COMPETENCIES:
This position requires the ability to effectively direct, communicate and work with varied personalities that comprise the development team including in-house staff, outside consultants, and municipal officials. Negotiation and problem solving skills are required, as well as the ability to work on several projects simultaneously and strong financial analysis skills. Requires excellent business acumen to make sound business decisions. Must have an established network of owner, developer and broker relationships to facilitate sourcing.
