MAJOR FUNCTION:

Full time management position with responsibilities for overseeing the day-to-day operations of the mall tenant relations implementation of the specialty leasing program all contracts budgeting collections and expense control. Supervises security director maintenance supervisor or contractor.

QUALIFICATIONS:

o A.A. B.A. or B.S. degree or equivalent.
o Prior management or retail experience.
o Excellent communication skills - verbal and written.
o Thorough knowledge of the operations of a shopping center including conformance to budget standards and the day-to-day operation of maintenance security and housekeeping functions.
o Ability to communicate effectively with tenants vendors employees and managers regarding center operations or personnel issues to ensure the smooth operation of the center.
o Ability to work a rotating schedule during the hours the center is operating.
o Ability to analyze budget numbers for conformance to budgetary guidelines.
o Ability to monitor and develop subordinates to ensure the smooth operation of the center.
o Must be able to inspect the property on a daily basis.
o Must be able to cope with shifting priorities difficult situations and deadlines.
o Must be able to respond to the property 7 days a week 24 hours an day to handle emergencies.
o Must be highly organized.

JOB RESPONSIBILITIES:

o Supervise and oversee the security housekeeping and maintenance managers including walk-throughs meetings and work orders.
o Assist with the preparation of the annual budget.
o Control expenses including negotiating contracts authorizing expenditures reviewing monthly profit and loss statement.
o Maintain a responsive open-line of communication with the tenants including handling tenant complaints lease enforcement and preparation of amendments.
o Responsible for contract services including negotiation renewals supervision and termination.
o Assists with collections of monthly receivables as requested by the General Manager.
o Inspects the interior/exterior of the building on a daily basis and follows up on any deficiencies noted.
o Oversees secretarial work assigned to Receptionist
o Liaison with tenant contractors.
o Maintains liaison with various city departments on building and safety issues.
o Handles customer complaints.
o Involvement with the surrounding community.
o Attends weekly staff meeting.
o Coordinates any marketing-related requests with appropriate operational departments.
